1. Start Clean!
Nobody likes to walk into a home with garbage, stains or any other flaws that may be around your home! Before staging your home with furniture you should do a thorough cleaning because buyers are most likely to check every inch to make sure there is nothing wrong or out of the ordinary that they might not like about the home. Continuously clean to make sure all odors and smudges are gone and then make sure that if you have carpet to do a deep clean! Also, be sure to make sure EACH room is spotless so when your home buyers walk through that door they will be in awe of how nice and clean it is there.
2. Stow Away Your Clutter
If it’s valuable, personal or both, then store those items away! You don’t want it to look like YOUR home, but rather THEIR home, so taking family pictures and your collectibles that you like makes it harder fo them to see themselves living there. Make sure that you still have some items on tables, but neutral like plants or mats or anything of that sort so that they aren’t totally barren when you take off your personal items! From one room to another, you should keep in mind that the way your rooms flow together is extremely important! Arranging your furniture to create focal points and setting up a triangle type layout will lead the home buyers eyes to the focal point. An example could be a bedroom, with the bed being the focal point and having other furniture point towards the larger picture. This is a great practice to see what exactly you want people to see when they first walk in and where you want their eyes to be led when touring the home.
Color theories are a great resource to use when staging your home. adding neutral color paints into your rooms and adding complementary colors can really draw and awe a home buyers eyes! 6. Set the Scene
Lights, Camera, Action! Set the lighting in each room to let in natural light, which can be done with sheer drapes rather than thick and heavier drapes. Set the table with fruits in a bowl or other accessories. Put out nice accessories that would make you want to live in the home and share the vision with any home buyers coming to look at your home! Make them feel at home with a pleasant setting and show off how beautiful the view is and how nice the interior of the home looks that they could live in!
7. Make the Entrance Grand
Have your home buyers in awe when they see the front of your home and step foot on your land. Mow, trim and water your lawn. Make your lawn sparkle before you have your showing by turning on the sprinklers or hosing it down.
